nevus DIAMOND DIGGER Does February 26th Mean Something? « Thread Started Today at 12:10am » -------------------------------------------------------------------------------- Approximately 3 weeks ago I offered a low-ball bid on a repo home from the Bank of New York. The offer was refused and countered by the bank. Two weeks later they contacted my Realtor and asked if the original offer could be re-submitted. We again offered the same price and extended the closing date. The Bank of New York contacted my Realtor and stated if the closing date was February 26, 2009 the offer would be accepted. I asked for the closing date of the 27th and they said no it had to be completed on or before the 26th. Does anyone have any insight? What would be the difference of one day to the Bank of New York on a foreclosure in North Dakota? What made that day so special? There is no rhyme or reason to bank owned homes. I am a loan officer and bought a bank owned home a little over a year ago with the exact same scenario. The bank (Freddie Mac) determined the exact closing date. I was ready to close on that day 2 1/2 weeks prior to that date and THEY weren't ready! Beware of the fine print on the contract as they have it in their paperwork that they can charge the borrower so much per day if it does not close on time. In my case they didn't, and I also got them to pay 2% towards my closing costs which on investment properties Fannie and Freddie want upwards of 2.75% beyond regular closing costs for investment properties. Also, most of the time if there are any repairs, don't count on them doing any, they are selling the home as is, period. My advice on bank owned homes, do your homework upfront and have your paperwork ready long before the closing date.

Jump to msg. # nufced, i don't know. i guess i'll be surprised,,,, for two reasons: 1) i didn't think he would be given my current theory, and 2) that the SEC and FBI took a month of sundays to do it.
right now i'd be real surprised if they did it because they took so long.
i would have thought they could have hauled urban's assss off to jail sooner if for no other reason than to put him in cuffs to scare him.
why let him walk free and spend our money for five years and not do a single thing other than file the suit and even then let him thumb his nose at the court and walk away? why allow that? and then after he does it don't even respond after a year?
what? that doesn't make sense. if i were a law enforcement official i'd want all my ducks in a row but i would also want the guy to sweat. to me they never made urban sweat, not even for a day.

i think it's important that we pay special attention to the post of those that promise a coming event when those individuals are of note to many on the boards.
it was a real setback and a disappointment for me when the event didn't occur when "promised."

Jump to msg. # Rosen, Just to let you know...All were disappointed that it did not take place earlier..... It would have been great two years ago, Christmas week.... but....
It is on its own timing... and has followed a time line all on its own as well, for reasons that did encompass many other events...
And... it's timing, IMO was crucial to setting up what has to be a MAJOR CORRECTION of many items....
I believe all is well, but it does behove us all to have no time dates, because of the past that hurt many of us, waiting and expecting it to have happened sooner.....
I know plenty of people hurting in this economy. More to follow, unfortunately. But I feel that blessings are coming, coupled with that responsibility of taking care of others in our own paths, those around us that will not be as fortunate as us.
Wishing you the best.... Time will go fast this week..... Tomorrow is another important day in the mix of things... Today was good as well, with some announcements about things to come on the sidelines, even before Obama took the platform and questions today. I wonder how many caught the announcements about the Nationalization of the Banks..... Which ones even.....
I know I have said this before.... BUT I TOTALLY BELIEVE IN OUR LTR/PACKAGE.....

Jump to msg. # raven, i don't have any info from anyone so i'm only pulling at straws, but i have to think that given the SEC's inability to provide us with swift justice in the CMKX case that something else is going on.
i view that as good for us,,,, with the exception that we might all be dead by the time the SEC finishes with the federal paperwork!
if the SEC was going to get the job done then they should have done it a year or two or three ago. and yet, they didn't.
on the other hand, when the MADOFF and STANFORD cases came along, cases that weren't all that different than our own, they moved quickly, decisively and wrapped things up quickly. i know they have a lot more to do in those cases but it's a hell of a lot less than what they have to do in the CMKX case, and they've been working on this thing for 5 years!
things don't add up. which means that the longer they go without taking real action against URBAN then a see it as more evidence that CMKX was not what they are telling us.
the SEC and TYLER aren't telling us the whole story.
and as such we should continue demanding the real story from both parties.

Tyler and the Sec have been part of this plan, although not sure about the details of either.
Long ago, one said, Either you believe or not in the Sting Operation to catch the thieves.... Urban was used to catch them, he was in the right place at the right time and had the stock that could do it, and he was chosen... That is in my honest opinion of course...
Either you believe or not, that CMKX was Revoked by the Sec and Urban worked with the SEC for quite some time on what to me is clear: The corruption and manipulation of the markets, banks, and in some agencies as well....
Either you believe or not, that Urban did exactly what he set out to do, buying up valuable land for his shareholders... (At any time he could have bailed on us all, but he didn't, he allowed himself to be used. Was it easy on him.... HECK NO... He couldn't talk anymore, and he is a great individual that adores people. He couldn't be seen out anymore because of threats. He wasn't allowed to file. He wasn't allowed to talk at all... Taking the 5th was what had to be done.... on purpose....
Now given that little picture..... He was blamed and hurt by the arrangement, in my opinion, but he did all this for the SHAREHOLDERS....
I could not have been quiet this long... He deserves a MEDAL OF HONOR! and HE DESERVES VINDICATION from anything he was involved with in doing the work to have the corruption stopped from all levels.... Evidence is everywhere that corruption has been curtailed and stopped in most places. I feel more on top need to fall, but he did his all, sacrificing himself for others... In my book HE IS A HERO!
Now....
I hope I have said enough to help you see what I see, so you can feel very lucky to have shares, if you do.... because this man wanted to do exactly this.... Make investments that pay off for himself and his investors....
I hope I do shake his hand very soon..
